The future of MBOC

In 2016 the board initiated a coop refresh which focused on immediate updates like apartment doors, stair risers, and flooring while maintaining the landmark integrity.

 

MBOC acknowledges the crucial role of local laws in shaping the building's future. Mandated by the city, these laws serve as guiding principles, primarily emphasizing safety and energy conservation. 

 

Before delving into the comprehensive long-term plans for the building, a brief outline on the key local laws is provided below.  These influence and direct MBOC's strategic initiatives, ensuring alignment with city regulations and fostering a sustainable and compliant vision for the future.

  • Air Conditioning and Cooling
    Air-conditioning and cooling is the personal responsibility of each resident. Air-conditioners must be properly secured in windows with approved brackets. Air-conditioners must be mounted in such a way that any drips are directed away from the building facade and not onto AC units below. Air-conditioners are not allowed to extend beyond the window apron into fire escapes--in these instances, a portable AC is recommended.
  • Alterations and Construction
    Any alterations and construction must be approved by management. Please contact Oren Shapiro for Alteration Agreement.
  • Appliance or Furniture Delivery
    All deliveries requiring movers must be coordinated with the building Superintendent at least 3 business days before the scheduled delivery. Moving Companies must be certified and bonded to meet the Corporation's requirements. Below is the information for the Certificate of Insurance (COI) that must be provided at least 24 hours prior to delivery: a. Certificate Holder: Sequoia Property Management 241 Lexington Avenue, Suite R, Mount Kisco, NY 10549 b. Additional Insureds: i. Morton Barrow Condo, ii. Morton Barrow Owners Corp, iii. Sequoia Property Management iv. Shareholder (if sub-leasing) Please provide moving company’s insurance certificate to Sequoia Property Management with a copy to the Superintendent.
  • Bike Storage
    MBOC offers bike storage facilities situated in the basement of the Barrow Street Building. To access this space, residents can use the entrance through the trash/recycling courtyard. While there are limited spaces in the entry and hall area (managed directly by the coop), additional bike racks are available in the locked bike room, conveniently located behind the first door on the left. Bike storage in this dedicated bike room is managed by Building Equity Management. Please contact Gilda at ggaliano-vinocur@bemny.com or 212-489-5060 Ext 106 for availability. Please note: Do not park your bike in any numbered spot other than the one you are assigned. If you park or block others, your bike may be removed at your expense.   • Cleanliness and Decorations
    Personal items, door mats, etc may not be placed in hallway. Temporary, non-marring, decorations are allowed on apartment doors--please be sensitive of our diverse community. Additionally, bikes, scooters, strollers, walkers etc., must not be stored in hallways or under stairwells unless specific permission is granted by management and the board.
  • COI (Certificate of Insurance) Requests
    Moving companies must be certified and bonded to meet the Corporation's requirements.   • Door Buzzer / Intercom System
    To enhance security and convenience, MBOC employs the ButterflyMX intercom system. This system includes the ButterflyMX mobile app compatible with both iOS and Android devices. A standalone interior intercom base is also available for purchase. Residents can enjoy audio and video functionality to identify visitors and grant access. Recurring visitors, such as dog walkers, cat sitters, or other domestic help or contractors, can be assigned additional codes. Users are reminded to adhere to the Virtual Doorman policy and register these visitors with building management.   • Fee Schedule
  • Laundry
    Laundry facilities at MBOC operate on a first-come, first-served basis, ensuring residents have access to this amenity as needed. The laundry machines and equipment are maintained by Hercules Laundry Corporation. If you experience issues with your laundry SmartCard or a machine is not working correctly, please report problems to Hercules directly at 516-822-9300 or 800-526-5760. You may also email them at service@hernet.com or visit www.hernet.com Laundry Room Rules and Etiquette The laundry room is always available to owners and tenants of Morton-Barrow. All "common area" rules apply. You are responsible for being present at the end of a timed cycle of either the washers or dryers to remove your laundry in a timely fashion. If you are not present when your cycle ends, the next tenant waiting for the machine is within their rights to remove your laundry and carefully place it on a folding table or basket. Please empty the lint filters of both the washing machines and the dryers after each use. Please take extra care to clean the filters and the machine of any residual PET FUR or HAIR. Failure to do so will result in a fine or possible loss of access to the laundry room. Recycle detergent and softener bottles directly in the recycling cans in the utility courtyard and NOT in the receptacles in the laundry room. Place any lost items found in the machines in the marked Lost & Found boxes provided. These are emptied on a regular basis every four weeks. Please be respectful and take any phone conversations outside if others are present. Note: The laundry room is under 24 hour camera security - all activity is recorded.
  • Lock Out Procedure
    If you are locked out and the Super has a spare set of your keys. Monday through Friday, 9 AM - 5 PM: At his convenience, the Super will open or lend you your keys to access your apartment at no cost to you. WEEKENDS, HOLIDAYS, and AFTER HOURS: If he is available, the Super will assist as follows: First lockout: $25 Second lockout: $50 Third lockout: $75 All other lockouts: $150 These fees are payable at the door or directly to the Super. IF YOU ARE LOCKED OUT AFTER 10 PM: Leave a message on his answering machine at (212) 691-9789. If he is available, he will contact you; if not, please make arrangements to spend the night elsewhere and contact him the next day. IF THE SUPER DOES NOT HAVE YOUR KEYS: Call a certified locksmith. Do not attempt to force the door, as you will be responsible for any damages.
  • Maintenance Fees

  • Pets
    MBOC remains pet friendly. Please adhere to the house rules which state: All dogs must be on a leash in all common areas No pets in the Center Courtyard facing Hudson Street Curb your Pet – Pet waste is not allowed in any common areas (indoor and outdoor), which includes the tree wells and urns. Understandably, accidents happen; please make sure you clean up after your pet. This is NOT the responsibility of the Buildings’ staff. Additionally, no pigeons or other birds or animals should be fed from windows, terraces, balconies, or public portions of the building.
  • Quiet Hours
    Please observe the quiet hours from 10pm to 8am all day at MBOC. See House Rules in Rules and Policies tab. The courtyard has a one hour extension on Friday and Saturday until 11pm. See Courtyard Rules in Rules and Policies tab. To better insulate against noise, please ensure 80% of your apartment is covered with rugs or other noise reducing material as outlined in the house rules.
  • Secure Package Room
    Morton Barrow Owners Corp (MBOC) offers a secure package room located in the basement of 65 Morton, adjacent to the Superintendent’s apartment. To benefit from this service, please follow the guidelines below. If you are not currently utilizing the secure package room, kindly complete the waiver provided: Waiver Instructions: Please fill out the package room waiver, accessible at bottom of page and email back to Joe the Super, to begin receiving packages in the secure package room. By signing this waiver, you absolve Morton Barrow Owners Corporation, its employees, and Sequoia Property Management of any liability for loss or damages to your deliveries. Additionally, you agree not to hold these parties responsible for any notice an employee signs on your behalf. Packages should be of reasonable size (excluding large appliances or furniture; feel free to inquire if unsure). Package Pickup Rules: Packages must be collected within 24 hours of delivery. Unclaimed packages may be returned after 3 days unless special arrangements are made directly with the staff. Please refrain from requesting items to be delivered directly to your apartment.   • Smoking
    Smoking and the use of e-cigarettes, is prohibited in individual residences, balconies/patios, common areas, or within fifteen feet of entrances, exits or windows at MBOC. Please see official Smoke Free Air Act from NYC Depeartment of Health in Rules and Regulations.
  • Steam Heat
    Steam heat is provided by MBOC between October 1st And May 31st between 6AM and 10pm when the temperature drops below 55 degress. Pursuant to NYC Law: https://www.nyc.gov/site/hpd/services-and-information/heat-and-hot-water-information.page Steam Heat Radiators Guidelines: Valve Operation: Open the valve fully or close it entirely to ensure efficient steam flow. Note: There is no in-between setting. A faulty valve or failure to open or shut completely may cause steam to condense and lead to water leaks into the apartment. Valve Maintenance: Shareholders are responsible for the maintenance or replacement of radiator valves. Responsibility for Damage from Leaking Radiator: Damage resulting from a leaking radiator to a neighboring apartment is the responsibility of the shareholder with the leaking radiator.
  • Storage Lockers
    Residents and shareholders at MBOC may rent storage lockers in both the Morton and Barrow buildings' basements. These lockers come in various sizes. Additional storage lockers are found in the four rooms inside the basements. For inquiries about rates and contract details for all lockers inside these rooms, please reach out to Building Equity Management. Contact Gilda at ggaliano-vinocur@bemny.com or 212-489-5060 Ext. 106 for availability. Please note that storing items outside of a locker is not permitted. Items found outside the locker will be removed, temporarily locked, and eventually discarded. For your safety, please keep the basement and storage room doors closed and locked at all times.
  • Stroller Parking
    MBOC provides a limited number of stroller parking spaces for the convenience of residents and shareholders. These spaces are located in the Barrow building basement hallway. To check availability and secure a spot, please contact Joe, the superintendent. It's essential to keep strollers clean to prevent attracting pests.
  • Trash and Recycling
    Residents are not permitted to leave personal items or garbage in the hallways, lobbies, or other common areas of the buildings. Kindly dispose of all garbage or personal items in the designated garbage areas for each building. If you are uncertain about where to place certain items, please contact the Super. All residents of Morton Street and Barrow Street are legally obligated to participate in recycling. If you are unsure about which items should be recycled, informative materials have been posted in the courtyard garbage area. To ensure proper recycling: Do not mix regular household garbage with paper and plastic. Plastics, metal, and glass should be placed in blue cans. Paper should be deposited in green cans. Cardboard should be broken up and positioned inside or next to green cans. Anything that does not fit in the above categories can go in the designated trash receptacles. Please note that building staff has been instructed to report any instances of improper recycling. We appreciate your cooperation in maintaining an environmentally conscious community. "Your Trash Is Not Your Neighbor’s Treasure" Rule: No personal items such as books, magazines, clothing, furniture, or anything else a resident wants to discard may be left in the lobbies, common areas, or under the stairwells. Residents may leave books (only) in the Laundry Room Library area.
  • USPS Mailbox
    Each residential address at MBOC is equipped with a free locked mailbox for USPS access. In case of a lost key, residents are advised to contact the Super for assistance.
  • Garden and Courtyard Rules
    The garden, including the upper decks, is for your quiet enjoyment. Please review the following guidelines to ensure everyone’s peace and security. Contact Management with any questions or concerns. Morton Barrow gardens are private property and are only to be used by residents of these buildings and their guests. Our garden closes at 10:00pm Sunday through Thursday and at 11:00pm on Friday and Saturday. More than six people are considered a party and must be approved by the Board through the Managing Agent. All children must be accompanied by adults. Running is not allowed at any time on the Morton Barrow properties. Smoking is prohibited in the common areas including garden and garbage areas. Noise level must always be kept to a reasonable level. Be mindful that sound magnifies between the buildings. Pets are not allowed in the garden. Also, as a gentle reminder -- please curb your dogs when outside the building. No pets should be in or urinating on the wells that surround our trees. Keep all furniture in its designated section and return it if moved. Clean up and leave nothing behind, especially on the ground. If needed there is a hose at the front of the garden. Place garbage and recycling in the proper receptacles provided in between buildings. Please do not pick any of the flowers or disturb the plantings. Please do not feed any birds or squirrels. Please do not place candles directly on the furniture. Please, always keep the gate closed and never propped open. NOTE: Fine for violation of any courtyard rules is $500.00. All our gardens, including upper decks and the gardens around our trees on the outside of our buildings, are under video surveillance.
  • Guest Policy
    1. Only the following individuals are automatically permitted to reside in the Shareholder's apartment (though it must be simultaneous with the Shareholder's occupancy): spouses, domestic partners, children, grandchildren, parents, grandparents, brothers, sisters and domestic employees. Please note that Shareholders must send Managing Agent valid proof of identification and time-frame of occupancy of any of the above co-occupants or risk being in violation of the Sublet Policy. 2. A shareholder's invited Guests (personal friends/relatives) are permitted to occupy shareholder's apartment for short periods of time (up to two weeks) when the shareholder is physically present. Occupancy by relatives or personal friends without shareholder in residence is limited to a maximum of three (3) intervals not lasting more than 2 weeks each within any twelve month period. ALL GUESTS IN A SHAREHOLDER’S RESIDENCE WITHOUT SHAREHOLDER IN RESIDENCE MUST BE PRE-REGISTERED WITH MANAGEMENT AND PROVIDE CONTACT INFORMATION, PROVIDING VALID PROOF OF IDENTIFICATION AND THE TIMEFRAME OF THE VISIT, OR RISK BEING IN VIOLATION OF THE SUBLET POLICY. Please email mortonbarrow@gmail.com with this information to appropriately register a guest. There can be ABSOLUTELY NO PAYMENT in any form made by the guest or received by the shareholder in exchange for the guest's visit. 3. Shareholders who purchased their apartment as pied-à-terre or as a second home are not allowed to have anyone occupy the apartment at any time without their own simultaneous occupancy. (The term pied-à-terre implies usage as a temporary second residence, either for part of the year or part of the work week).
  • House Rules
    Updated 2024 Noise Regulations Quiet hours are from 10pm through 8am all days. Voices carry and the hallways and building courtyard echo very noisily—please be mindful and speak softly. Residents should avoid making disturbing noises that interfere with the rights, comfort, or convenience of other occupants. Musical instruments, stereo equipment, radios, or television loudspeakers in lessees' apartments should not be operated between 10pm and 8am if they disturb or annoy others. Do Not “Drop & Go” Recycling From the Deck Area - The dropping of bottles from the deck causes loud noises in the inner courtyard areas. No construction or repair work or other installation involving noise shall be conducted in any apartment except on weekdays (not including legal holidays) and only between the hours of 8:30 and 5:30. Building Access Keep public halls and stairways clear for entering and exiting. Stairs, emergency exits, and bulkheads, must not be obstructed in any way. Virtual Doorman Tradespeople and guests must be registered with management for access via ButterflyMX Virtual Doorman. Please refer to guest policy Package Deliveries Packages other than food delivery or USPS must be directed to the secure package area at 65 Morton St. See "Secure Package Room" above. Appliance Delivery All deliveries must be scheduled with Joe the Super three days in advance. Please review the certificate of insurance document requirements. Move-In/Out Procedure All moving must be scheduled with Joe the Super and follow the Move-In/Out procedure. Please refer to this document. Child Safety Children are not allowed to play in hallways, courts, or stairways. Roof Access There is to rooftop access, unless during an emergency. Doors are alarmed and video is recorded. Violators subject to fine. Decoration Consent Residents/Shareholders must obtain prior consent before decorating or furnishing any public hall above the ground floor, which serves as a means of ingress and egress. Hallway and Window Rules Do not place any articles in halls or on staircases including door mats, personal items, etc. Air-conditioners must be mounted in such a way that any drips are directed away from the building facade and not onto AC units below. No unauthorized signs, notices, advertisements, or illuminations are allowed on or at any window or part of the building. Public Area Items Bicycles, scooters, baby carriages, or similar objects are not allowed in public halls, under stair wells, passageways, areas, or courts. Garbage Disposal and Recycling Dispose of garbage in designated areas only. Residents are required to recycle and sort items accordingly. Please consult Joe for disposal of hazardous waste or other electronics. Toilets must be used only for their intended purposes; no sweepings, rubbish, rags, or other articles should be thrown into them. Pet Regulations The buildings remain pet friendly; however: • All dogs must be on a leash in all common areas • No pets in the Center Courtyard facing Hudson Street • Curb your Pet – Pet waste is not allowed in any common areas (indoor and outdoor), which includes the tree wells and urns. • Obviously accidents happen; so, please make sure you clean up after your pet. • This is NOT the responsibility of the Buildings’ staff. Additionally, no pigeons or other birds or animals should be fed from windows, terraces, balconies, or public portions of the building. Outdoor Protuberances No radio, television, satellite, or wifi aerial should be attached to or hung from the exterior of the building without prior written approval. Laundry Facility Usage The laundry facility is open 24/7 on a first come first serve basis. Please abide by the laundry room rules and etiquette posted in the laundry room and found here. Floor Covering Requirement Unless expressly authorized by the Board of Directors, floors of each apartment must be covered with rugs, carpeting, or other noise-reducing material to at least 80% of the floor area. This does not apply to kitchens, bathrooms, cabinets, pantries, and closets. Tours and Exhibitions No group tours or auctions of any apartment or its contents should be conducted without the consent of the MBOC or its managing agent. Window Cleaning Residents/Shareholders must keep apartment windows clean. If, after notice, a lessee neglects to clean the windows, MBOC has the right to perform the cleaning and charge the cost to the Lessee. Complaint Procedure Complaints regarding the service of the building should be made in writing to the managing agent and Board of Directors. Terrace and Balcony Rules No plantings are allowed without the prior written approval of MBOC. Approved plantings must be contained in boxes with suitable weep holes. Pest Control Measures Agents of MBOC, and any authorized contractors or workmen, may enter any apartment for pest control measures. The cost of measures to control or exterminate pests is payable by the resident/shareholder. Rules Updates The House Rules may be added to, amended, or repealed at any time by resolution of the Board of Directors of MBOC.

  • Move-In/Out Policy
    1. All moves and large deliveries are to be coordinated through the Superintendent at least 3 business days prior to the scheduled move, Joe O’Gara 347-331-3930 or joethesuper@live.com. 2. Fees: a. A deposit of $400.00 will be required prior to either moving in or moving out, payable to Morton Barrow Owners Corp. b. A move-in/out fee of $100.00 will also be required prior to either moving in or moving out, also payable to Morton Barrow Owners Corp. 3. All tenants/owners must do a walk through with the Superintendent after the move. After the resident moves in/out, and if no damage has been incurred (confirmed by Superintendent), $400.00 will be refunded to the resident. Damage incurred during moves will be paid out of the deposits. 4. Moving in or moving out can take place only Monday thru Friday (9AM to 4PM) during the superintendent’s work hours and under the Superintendent’s supervision. Additionally, you may move on a Saturday (10AM-3PM). However, Saturday and/or times outside of those listed are not during the Superintendent’s scheduled work hours. The Resident will be required to make arrangements with the Superintendent’s consent whereby he will be paid for his off-hours services. 5. Moving companies must be certified and bonded to the Corporation’s requirements: a. Certificate Holder: Sequoia Property Management 241 Lexington Avenue, Suite R Mount Kisco, NY 10549 b. Additional Insureds: i. Morton Barrow Condo, ii. Morton Barrow Owners Corp, iii. Sequoia Property Management iv. Shareholder (if sub- leasing) 6. Please provide moving company’s insurance certificate to Sequoia Property Management with a copy to the Superintendent. 7. Upon moving out, all security key fobs and keys must be returned to the Superintendent.   • Short Term Rentals
    There is strictly no daily, weekly or other short term letting or exchanges allowed via online or other listing or exchange services including, but not limited to Airbnb, Craigslist, Homeaway, etc. Morton Barrow Owners Corporation has a zero tolerance policy for any subletting. Any violation will be considered a default of the proprietary lease and will result in fines and potential eviction.
  • Sublet Policy
    1. All shareholders must reside in their unit for at least two (2) years before making an application to sublet. The minimum term of each sublease is one (1) year and all renewals must be re-approved each year. If renewal is not granted, subtenants and all occupants must vacate the premises upon the expiration date of the sublease. There is a three (3) year maximum limit on the total sublease period, including renewals. 2. A Shareholder interested in subletting their apartment must contact Property Management for eligibility and proper procedures. 3. Shareholders must confirm that all electrical wiring in the apartment is compliant with New York City Building Codes as a condition of eligibility for sublease. Proof of inspection may be required at the discretion of Property Management and/or the MBOC Board. 4. A Shareholder whose apartment is being financed must obtain prior approval to sublet from the lender / mortgage holder. 5. All Shareholders and Subtenants will be required to pay move-in / move-out fees as well as to follow standard move-in / move-out procedures. 6. All sublease agreements and all Subtenants must be approved in advance by the MBOC Board. 7. Shareholders approved for a sublease of their apartment will be subject to a Sublet fee for the duration of the sublease period. Sublet fees are based upon the number of shares held and will be assessed at $1.00 per share per month for the first year of the sublease, $1.50 per share per month for the second year, and $2.00 per share per month for the third year. 8. If a Shareholder defaults in payment of maintenance charges or any other Co-op fees or charges while subletting his/her apartment, the Board and Property Management may demand and receive from the subtenant the monies due to MBOC and apply such funds received directly to the debt. Such payment from the subtenant shall constitute a discharge of obligation of the shareholder for any amounts so paid. 9. At the Board's discretion, domestic pets may be allowed during the subtenant's occupancy provided that such pets have a veterinarian’s certificate of good health. Dogs must be licensed and kept leashed when in the common parts of the building. 10. At no time will the Corporation permit more than 15% of all sold units to be sublet. When this 15% limit is reached, the following rules and procedures shall apply: If a qualified shareholder is approved for a sublease, his/her unit becomes the next in line. The shareholder who has been subletting his/her unit for the longest period of time will receive a six-month written notice advising that their sublease will not be approved for renewal or extension at the end of the term. Such shareholder must either return to occupy their apartment, or declare that the apartment will be used as a pied-à-terre, on or before expiration of his/her approved sublease term. If the shareholder is required to return to residence in the building, or declare that the apartment will be used as a pied-à-terre, and he/she fails to do so on the date set forth in the notice, then he/she may be required to sell his/her shares. 1. Illegal subletting will result in a fine of One Thousand Dollars ($1,000) per day for the first instance. This fine will be doubled for each additional instance for repeat offenders. 2. There is strictly no daily, weekly or other short term letting or exchanges allowed via online or other listing or exchange services including, but not limited to Airbnb, Craigslist, homeaway, etc. Morton Barrow Owners Corporation has a zero tolerance policy for any subletting activity that is not compliant with the guidelines, rules and requirements listed above. Any violation will be considered a default of the proprietary lease and will result in fines and potentially eviction. 3. The Board in its sole discretion may waive any or all of the above rules, upon written request by a shareholder, based upon reasons of financial hardship, family or medical emergency, or other extenuating circumstances. Any waiver will be granted in writing by the Board and shall contain an explanation of the basis for the waiver. The Shareholder must furnish to the Board any update on the circumstance upon its request. The Board also reserves the discretionary right to rescind any sublease granted in good faith if the subtenant, after due warning from the Board, persistently contravenes the terms of the sublease, the Proprietary Lease or the Corporation's House Rules.
